On the mainland of Rogoznica, on the slope, there is a new development of 7 buildings with a total of 60 apartments. Apartments are built on a piece of land that is 4760m2 big and total developed area is 5800m2. Each building has 3 floors with 2, 3 or 4 apartments. Each apartment has a parking place. These apartments are located just a few minutes walk from the beach and the center of Rogoznica old town. Apartments will be moveable in in spring 2007.





Description

The price of every apartment covers: a fully completed apartment with cooling+heating air-conditioning, fully completed bathroom, entrance communication panel, anti-burglary door, all inside carpentry (wood) and outside as well (PVC) and a parking place.

The buyer chooses materials for the interior design of the apartment from the suggestions offered by the investor. If the buyer preferes materials not offered by the investor, the investor will supply them and the buyer shall compensate for the difference in price.

Payment:

- First installment - 30% of the purchasing price within 10 days of signing the Preliminary Contract, deposited with the “BROKER C.O.” and not released to developer until construction is finished..

- Second installment - 70% of the purchasing price within 10 days after signing the Purchasing Contract. At this point ownership is already transferable to the new owner and apartments can be used for living.

Finishing specification

External walls (facade)

External wall are made of 25 cm thick clay brick blocks. External wall is finished with colored thermal -mortar (plaster).

Internal walls

Internal walls between corridors and apartments are made of clay brick blocks, smoothed with gypsum-home mortar and finished with paint.

Roof

Traditional Mediterranean style roof with roof panels placed at 30 degree angle, and covered with red roof tiles.

Walls and ceilings of staircases a re-painted.

Staircases

Stairs and landings are covered with natural stone. Stair suckle and landings are made of polished stone. Stair handrail is made of steel, painted with two coatings of anti-corrosive paint and one coating of varnish.

Terrace (balconies)

Floor on the terrace is covered with ceramic tiles. Walls are finished such as external walls.

Covering stone on balcony fences is made of polished stone. Handrails made of stainless steel.

Windows

Apartments will have white plastic windows.

For protection from the sun windows will have alu -plastic slated blinds.

Internal and external window sills are made of natural stone.

Apartment entrance door will be security doors. Internal doors of the apartment are veneered single wing doors with wooden laminate.

Entrance door to the garage will be with remote control electric drive.

Internal finishing

Walls in apartments are generally painted. Painted surfaces shall be smooth and painted in two coatings with white color. Walls in the bathrooms are covered with ceramic tiles.

Ceilings in apartments are painted.

Floors in apartments are covered in sleeping rooms with parquet and in rest of the rooms (e.g. living room, kitchen, entrance areas etc) with ceramic tiles.

Sanitary equipment

In bathrooms dependent on the layout of the bathroom, there will be installed following sanitary units (equipment):

Furniture

WC-bowl and flushing tank,

shower tray (90 cm),

bath (160 cm),

wash basin (40 or 60 cm),

tap for washbowl with one-handed mixer

tap for bath with one-handed mixer and shower

mirror with shelf above wash basin

There is no furniture included and/or installed in the apartment.

Heating, cooling and ventilation

Heating and cooling is solved with the split type system, where the external aggregates will be installed on terraces (balconies) and internal aggregates in living rooms on walls.

Positions of aggregates are defined with project.

Ventilation is solved according to the project, which defines ventilation in all rooms where people abide is natural via doors and windows, while spaces lacking natural ventilation have a venting pipe in the shaft that leads to the roof.

Water and sewage system

Water supply is solved with the city network and the water tank according to fire protection and supplying regulations.

Sewage is solved with the impermeable collecting pit located under the building. Sewage system pipeline on site is installed for the future connection into soon to be built city sewage network.

Electricity

Current installations are made according to project and Croatian standards. Wall sockets and surface switches are installed.

Low current installations

For the lights in the apartment there will be cable readiness in the ceiling.

Lights in the garage, staircases and other public area will be installed according to the project.

Each apartment will have interphone with bells and automatic electric door opener.

In living rooms and all bedrooms connections for telephone shall be assembled.

In living rooms connection for TV shall be assembled.

Landscaping

Pavement surfaces and footpaths around buildings made of natural rubble stone or concrete block stones according to the design.

Car traffic areas are made with asphalt and solid concrete cubes.

Green areas are solved with grass, Mediterranean style plants and bushes, according to landscaping design.

Other equipment

Mail boxes will be installed for each apartment.

Parking places will be marked and outside parking places will be equipped with removable barriers.
